Thought I'd post a summary of the Council meeting. The Cantiro revised plan was accepted. Revisions include; a deeper setback on the lots backing the Estates, a land swap with Salvi homes that gives Salvi control of the southwest corner backing the Estates and a half meter lower height restriction on their tall 3 story homes. The County seems to support garden suites and basement suites in the area. That seems odd as they don't support suites in the Cambrian area, I believe with the same kind of density that Cantiro is proposing.

That was an interesting Open House! Thanks to everyone that turned out and expressed their opinions. In summary I think there were some very valid concerns expressed about the change to the ASP:

- the original ASP planned for higher density housing towards the main feeder roads and Wye road. The proposed changes pushes higher density south and west towards existing development - The Estates being towards the west. The original ASP talked about being cognizant of neighbouring developments and blending towards them. The proposed changed does the opposite.

- The lots that border the Estates will be 40 foot wide - 30 foot pockets and 60m deep. The proposal is for a 7m buffer. If a home is built on those lots - even a 2 storey - with set back requirements, front garage, and even a minimum 10 foot deep deck there will be no yard left. One could guess what the new homeowner would think of the tree buffer if they have no yard to work with.

-The new developer claims that density does not change from the old ASP to the new one. That seems unlikely. It would be nice to see their projections on that. Also, they are planning for basement suite and possible garden suites. That would seriously change density numbers, parking requirements etc.

There will be a public meeting where everyone can express their concerns. The date will be posted here as well as mailed out. If we want to make sure we have a voice, we should go to that meeting and let them know.

Also, the wording on the ASP is fairly weak about retaining vegetation on the west edge of the development...

The existing vegetative buffer on the western edge of the site will be retained where possible to create a green buffer to the adjoining neighbourhood (Figure 6.4).
