You can renovate a kitchen. You can change flooring. You can paint every wall in the house.

But there’s one thing you cannot change: the location.

That’s why I always encourage buyers to think beyond the house itself. Consider your commute, schools, parks, shopping, neighbourhood feel and the things you’ll use every single day.

The prettiest house isn’t always the right house if you don’t love where it is.

One of the surprises of homeownership is realizing that your housing costs don’t necessarily stay exactly the same year after year.

Property taxes can increase. Insurance premiums can change. And when your mortgage comes up for renewal, your new interest rate can affect your payment too.

That’s why it’s a good idea to leave a little breathing room in your household budget instead of planning right to the maximum.

Homeownership comes with a learning curve — and there are definitely things nobody thinks to tell you beforehand!

Two homes on the same street can have very different values — and there’s usually a good reason for it.

Location matters, but so do things like square footage, condition, renovations, layout, amenities and what comparable homes have recently sold for.

And here’s the important part: what you spent on an upgrade isn’t necessarily what it adds to your home’s market value.
