The Greater Edmonton real estate market saw some shifts last week. 👀

📉 New listings were down 11% with 803 hitting the market.
📉 Unit sales dipped 15% with 460 homes sold.
📈 On the positive side, average prices rose 1% to $457K, and median prices also increased 1% to $439K.

Fewer homes are coming on the market and sales have slowed, but values are holding steady.

Understanding the market starts with looking at the numbers. 📊

From Sept 17 to Sept 23 in the Greater Edmonton Area:

🔑 900 new listings were added, a small increase of 1%
🏡 539 homes sold, down 2% from the week before
💵 The average price was $452K, a decrease of 4%
📉 The median price was $434K, a decrease of 3%

This shows a week where new inventory came onto the market while both average and median prices moved lower. Unit sales also slipped slightly. Together, this suggests a market with more choice for buyers and some softening in overall pricing.
