These article explains what has been happening in the Canadian market. The same scenario has played out in many countries around the world. What this and most reports don't articulate fully is the why, and the reason is that the answer to that is much more elusive. With inventory in Victoria at this point on the decrease the numbers of Multiple Offers and above asking price offers will continue to rise for the foreseeable future!

There were 551,392 home sales last year, 2.3 percent higher than the previous annual record achieved in 2016’s blazing housing market.
