46 Shamrock Boulevard, Oliphant $625,000
MLS X 13674582

Two distinct living spaces under one roof.

The main level has everything you need for everyday living — kitchen, living and dining areas, three bedrooms and a full bath.

Upstairs feels like a space of its own, reached by a private staircase and offering a bedroom, full bathroom, sitting area and private balcony overlooking the backyard. It’s a layout that could work especially well for extended family, older children, guests, or simply anyone who wants a little separation within the same home.

Add in a private lot tucked behind mature hedges and trees.

Close to Lake Huron and just a 10 minutes drive to Sauble Beach or Wiarton.

A little unpolished, real-life walkthrough of 46 Shamrock Boulevard in Oliphant — just me, my phone, and a look through the house as you’d actually see it.

Tucked behind a mature cedar hedge, the property feels private from the moment you arrive.

Mature lot and oversized double garage.
Inside, there’s an open-concept eat-in kitchen and living room with cathedral ceilings, plus a separate dining room. 3 bedrooms and a full bathroom are grouped together on the main level, while the primary suite (with 3-pc bath) is completely separate at the far end of the house — up its own private staircase, with a balcony overlooking the trees.

Listed at $625,000.

“We’re basically just downsizing.”

I hear that a lot from people who are actually relocating. Different house AND different community AND different systems (well, septic, seasonal roads) AND adjusting to all of it at once.

That’s not downsizing. That’s a bigger decision, and it deserves an honest conversation, not a real estate cliché.

If that’s where you’re at, I’m happy to have that conversation with you.

Pam didn’t sell because she had to. She sold because the math finally caught up to how she’d been feeling for a while. She thanked me with two jars of homemade pickles and a note that said more than most closing gifts do. That’s the whole job, really: helping you get the real number before you make the call either way.

I’ve been doing this legally for over 20 years... and it still sounds like a felony when I say it out loud. 😅

I break into houses.
I photograph people’s bedrooms.
I tell complete strangers what their home is worth.

(With permission, of course.)

Your turn... describe your job and make it sound illegal. 👇
