This property came with some major challenges to move. Between unique lender requirements, a rocky market, and the complexity of selling a one-of-a-kind property with a main home, a detached shop with private living quarters, and a separate 1-bedroom bungalow — we absolutely had to kiss a few toads looking for the prince on this one.

My clients took a few sucker punches along the way, and things definitely got tense at times, but we stayed committed, kept a clear plan, adjusted where needed, and stayed strong in the process.

In the end, persistence paid off — and I’m incredibly proud of the result we achieved together.

🏡 Buying or Selling a Property with Outbuildings?
Here’s what most people don’t realize 👇

When you buy a rural or acreage property with a shop, barn, or secondary dwelling, the appraiser doesn’t assign full value to those outbuildings.
They typically value only the main home and the land — meaning your lender’s loan amount may leave you with a nasty surprise.

💰 Example:
• Purchase price: $2,500,000
• You plan to put 35% down ($875,000)
• Bank lends 65% = $1,625,000 ✅

But if the appraisal comes in lower — say $2,150,000 (because outbuildings aren’t counted) —
👉 The bank only lends 65% of $2,150,000 = $1,397,500

That means your down payment jumps from 35% to 44% — an extra $227,500 out of pocket 😳

If you’re shopping for a unique property, plan ahead and work with a realtor who understands how appraisals and loan-to-value really work — especially when outbuildings are involved.
