Check out this property I listed on Christmas Eve of last year.
I understand you may question my decision to list a property on such a busy holiday when the traffic would likely be minimal. However, each situation is unique, and in this case, my clients took possession of the property on December 21, 2022. They had another significant closing scheduled in the coming months. If circumstances allowed, I advised them to wait until at least the following summer, as there were anticipated gains in the market during that time. Unfortunately, due to interest rate increases and mortgage approval processes, they required a quick sale without compromising the property's value and selling at a low price.
I strongly recommended staging the home, which they did, and as a result, the property was sold within 10 days, shortly after the new year. The staging and open house played a significant role in achieving this result in a winter market. The initial listing price was set at $1,289,000, and the property sold for $1,272,000. Considering the circumstances, my clients were quite satisfied.
The home was the highest sold on the street, although if i'm being honest the street is new and there have only been 3 sales in total prior. It is still the highest though.
