Quick Summary
➡️ Listing inventory increased modestly in May compared to April, while sales activity remained relatively stable across most market segments.

The Breakdown
➡️ Inventory growth was gradual rather than driven by any one housing type. Townhome inventory remained unchanged at 65 listings, including several pre-sale units in the Terrain development, while single-family home inventory increased by 6% and apartment inventory rose by 2%—both typical seasonal trends.

Sales activity was generally consistent with April levels, with apartments being the notable exception. Apartment sales declined for the first time this year after a prolonged period of slower activity through the latter half of 2025. In contrast, single-family home and townhome sales posted modest gains, increasing by 12% and 16%, respectively.

What Buyers and Sellers Can Expect
➡️ As we move into the summer months, the pace of new listings typically begins to slow. Buyers in the apartment and single-family home markets continue to benefit from balanced conditions, providing time to carefully evaluate available options. However, well-priced and distinctive properties continue to attract strong interest and often sell quickly.

Townhomes remain the most seller-favoured segment of the market, although current inventory levels still provide buyers with a reasonable selection of properties and the opportunity to make informed decisions.

For sellers, longer days on market are common during the summer season. Staying informed about current market conditions and adjusting strategies as needed will be important factors in achieving a successful sale.
