July Market Snapshot 🏡

July brought a fairly typical summer pattern to the Squamish real estate market, with new listings continuing to decline from the spring peak and overall sales activity remaining relatively steady.

New listings decreased across all three market segments, falling from 279 active listings in June to 227 in July. Detached home listings declined by 22%, from 37 properties in June to 29 in July. Townhome listings saw a 40% decrease, dropping from 35 to 21 properties, while apartment listings fell by 41%, from 34 to 20.

Despite reports of slower activity across the Lower Mainland, Squamish’s overall sales remained relatively consistent. A total of 46 properties sold in July, compared with 48 in June. However, there was a noticeable shift in the types of properties selling. Detached home sales declined from 23 in June to 15 in July. In contrast, both townhomes and apartments saw an increase in sales. Townhome sales rose 12%, with 18 sales in July compared with 16 in June. Apartment sales increased 31%, with 13 sales recorded in July, up from 9 in June.

With inventory declining, some buyers may be choosing to remain on the sidelines and wait until the fall, anticipating that more properties will come to market and provide greater choice. Sellers are navigating a more cautious market, with buyer attention competing against broader economic uncertainty, global events, and the ongoing wildfire situation across B.C. Standing out and pricing strategically remain important in this environment.

Overall, July’s numbers point to a seasonal slowdown in new listings, while buyer activity remained relatively resilient—particularly in the townhome and apartment segments. As we move toward the fall, inventory levels and the pace of new listings will be key indicators to watch.
