Sea to SkyArte is happening in Britannia Village today.

Local artists and creators set up around the village, giving people a chance to walk through, see the work, meet the artists, and spend some time in the community.

I like this one because it shows another side of Britannia Beach.

It is not just somewhere between Vancouver and Squamish.

There is a growing local community there, with businesses, events, and more reasons to actually spend time in the village.

One of the most common questions homeowners have is: what is my property actually worth?

The answer is not necessarily the number on your assessment.

Market value is based on what a qualified buyer is willing to pay under current conditions.

Recent comparable sales matter.

So do location, condition, lot, layout, renovations, views, competing inventory, and buyer demand.

Two homes can look similar on paper and still sell very differently.

If you’re thinking about selling, the useful number is not what the property was worth last year or what an online estimate says.

It’s how the property compares to the market buyers are looking at right now.

SEAandSKY is a good example of how one development can change more than a single property.

The 53-acre masterplan is expected to include more than 1,500 homes, along with a public plaza and a pedestrian bridge connecting the community directly to downtown Squamish.

More than 900 people already live there.

Projects at that scale affect how people move through an area, where they shop, how neighbourhoods connect, and how buyers start thinking about parts of town that once felt more separate.

That is why I pay attention to masterplans, not just individual listings.

They can change how an entire part of Squamish functions over time.

The Bank of Canada can hold its rate and fixed mortgage rates can still move.

That catches a lot of people off guard.

Fixed rates are influenced more by Government of Canada bond yields and lender funding costs than by the Bank of Canada’s overnight rate.

So if bond yields move, the fixed rate being offered on a new mortgage, refinance, or renewal can move too.

Your existing fixed rate does not change during the term.

For buyers, the useful takeaway is not to assume a Bank of Canada hold means every mortgage rate will stay exactly where it is.

The best real estate conversations are usually pretty straightforward.

Tell me what you want.

Tell me what you’re worried about.

Ask the questions you think might sound obvious.

Tell me when something doesn’t feel right.

And if I don’t know the answer, we find it.

Buying or selling a property works a lot better when everyone is working from the same information and nobody feels like they’re being pushed into a decision.

A new townhome proposal on Ross Road would add more housing to an area that is already seeing significant planned growth.

For Squamish, projects like this matter beyond the number of homes being added.

They can affect traffic, schools, neighbourhood feel, services, future inventory, and how Brackendale evolves over time.

A property decision is not just about what exists around it today.

It’s also worth understanding what is being planned nearby.

When I walk into a property, I’m usually looking at more than the obvious stuff.

Light.

Layout.

Noise.

Privacy.

Access.

How the property sits relative to the neighbours.

Whether the lot is actually usable.

Where the gear is going to go.

What feels easy to change, and what probably isn’t.

The listing photos tell you part of the story.

Walking the property usually tells you the rest.

That’s one of the reasons I like seeing properties in person with buyers. Sometimes the detail that changes the decision isn’t the one you expected.
