Q1 brought a mixed start to the year in Squamish real estate 🏔️

Here’s the quick breakdown compared to Q1 2025:

🏘️ Townhomes: Strongest segment, boosted by a new development launch (initial phase sold out)
🏡 Single-family: Listings up 16%, sales down ~35%
🏢 Apartments: Listings down 19%, sales down ~30%

A new townhome project increased inventory by roughly 35%, while spring break + Easter shifted some typical spring market activity into April 🌷

What does this mean?
✔️ More inventory = more options for buyers
✔️ More negotiating power in some segments
✔️ Market confidence still tied to rates and the economy

The big takeaway? Real estate is hyper-local. Provincial trends don’t always reflect what’s happening here in Squamish.

Huge congratulations to my clients on the sale of their home!

This was a fantastic value in a corner unit backing onto greenspace. The south side of the complex has always been my favourite. Having lived in this complex myself, in this exact floor plan, I know firsthand how functional and unique it is: primary bedroom on the main floor, with two bedrooms upstairs and full bathrooms on both levels.

In the summer, when the trees fill in, the south-facing backyard gives the home a beautiful glow, and the natural light pours in throughout the day. Bonus views of Diamond Head from the front bedroom and kitchen make it even more special.

There are a few different floor plans in this complex, with the most common being three bedrooms up, so this layout is a great option for those wanting main-floor living.

This was an incredible sight to see 🐻✨

I’m often out in the same areas around Squamish walking my dog Hank, and I’ve been lucky enough to come across the same family of bears over a couple of seasons. This was one of those families — two black cubs and a cinnamon-coloured cub 🐻🐻🐻

They don’t really look like cubs anymore, likely around 18 months old and nearing the time they’ll be on their own. I actually saw them last September doing the same kind of playful scrapping, and the cinnamon one has always been the more skittish of the three.

In this clip, you can see all of them suddenly stop and look in one direction… you can hear branches cracking in the distance 🌲 That was mom coming through.

The first time I ever saw this family, they were tiny. We turned a corner and there they were — mom charged at us, not to attack, but to warn us off. Hank bolted squealing, and I was honestly just in shock and slowly backed away.

Love seeing these beautiful animals out here ❤️ But it’s always a reminder — they may be used to people, but we still need to give them space, especially When there's very little cubs.

I will go through my photos and videos and put together a series of shots from when these guys were little. They were all on a log to which my wife referred to as a "boy band amount of bears"😂

• Townhomes 🏠 slight dip, now back to typical levels

🏗️ A February townhouse launch created strong pre-sale demand, with some buyers shifting to resale homes in March 🔁

🥶❄️☃️This photo popped up as a memory today—me jumping into Watersprite Lake. My brokerage used the shot in an ad back when we were affiliated with Royal LePage, before going independent.

If you haven’t been up there, it’s an absolute must. It’s incredible in both summer and winter (especially for ski touring). That said, the winter drive can be very slippery—definitely only attempt it with an AWD vehicle, and chains are a must.

In the summer, expect a bumpy road in. There’s an old trail and a new trail—the new one is the way to go, as it helps reduce impact on the sensitive wetlands in the area.
