Hope to Princeton,
Princeton to Tulameen,
Tulameen to Lawless Road/Murphy Lake,
Murphy Lake to Coquihalla Highway at Coquihalla Lakes via Brittan Creek FSR,
Coquihalla Highway to Hope.

Road blocked at access to FSR to Murphy Lake but surmountable. 3 major erosions on road to Lake.

Main access to Brittan Creek FSR from Lawless blocked but work around down thru very steep access thru cut block allowing for access to Brittan FSR closer to Coquihalla.

Whooo hoo. 10 hours on the road. 1.5 hours walking a properly.

Never considered that there would be a connector from Princeton to the Coq Summit. Great views of Coquihalla Peak.

In the land of affordable housing. The goal should be decent rental housing at 1/3 of income. Housing permits approved should be valued at cost - no profit included. A new term to include in the discussion. “AT COST” housing.

30 year mortgages. Benefit or expense:

Base line: $100,000 borrowed over either 25 or 30 years with a constant iRate of 5%. (iRate can obviously change but would change in both scenarios. No adjustments made for leap years).

1. 25 year mortgage. 5%. Monthly payments of $584.59. Total payments of $175,337. Interest percentage of payments 43%

2. 30 year mortgage 5%. Monthly payments of $536.82. Total payments of $193,255. Interest percentage of payments 48%.

A monthly reduction of $47.77. Or $1.60 per day on average. Reduction of $14,600 in payments over 25 years.

Total increase in interest paid: $17,918. Or $1.63 per day increase in daily interest paid.

What? Check my math and assumptions. The only winners here in the long term are the lenders.

An idea about renting:

Step 1. Landlord advertises an available rental. Description and limitations for tenants. (Pets, vehicles, number of tenants, credit history and references).

Potential tenant replies and meets landlord. If conditions met, move to step 2

Step 2. Tenant provides earnings statement and rent is calculated at 1/3 or earnings.

Step 3. Landlord receives from appropriate government agency, a gross up on rent deduction for income tax to match pre-determined market values for rent. (Market at $2,000, rent is calculated at $1,500, gross up is $500 for tax purposes. ie: an additional $6,000 annually of “expense”.)

Rent is affordable, Landlord receives tax credit. Seems like a win?
