What a spring it has been //

This spring, the housing market has been erratic yet, exhilarating in Squamish. Multiple offers have become a common occurrence, and every scenario imaginable has been transpiring.

Some new developments are being announced, new inventory is hitting the market, and homes are selling. Pricing is critical; a well-priced property coming to market will sell very quickly whereas we're seeing marginally over-priced properties staying on the market for extended periods of time.

I always recommend staying tuned in and keeping a close eye on all trends and developments. Make sure to get your ducks in a row to capitalize on opportunities as they present themselves and buckle up as the Squamish market is exciting and full of surprises.

As the first month of 2023 is coming to a close, it would be good to reflect on what the past year brought to the Squamish real estate market.

Last year we saw it all; the first half culminated with the market's peak, then it flattened out during the spring and began a downward trend until we closed out the year in December.

The economy, the fight against inflation, waning consumer confidence, rising interest rates and the twenty-four-hour news cycle have all played their parts in this tale, and now we have a foreign buyers ban added to the mix. What an exciting time to be in Real estate. December was one of the slower....

At the risk of sounding like a broken record… as we reflect back on the stats for November we’re seeing more of the same in the Squamish Real estate market.

There was another increase in active listings and a decline in average sale prices across-the-board for detached townhomes and condos.

When you average the sales to active ratio; we are technically in a seller's market. This is an interesting fact and I think I think it can be attributed to people taking their homes off the market for the winter and will be ready to relist in the new year or spring.

The most interesting Squamish real estate market news comes from our government in all of their wisdom to exclude both Whistler and Pemberton from the foreign buyer ban. What will this mean for the Squamish market? Well, only time will tell, but if the market rebounds in the next two years and there is a surge in interest, it will undoubtedly put pressure on those areas and drive locals to look elsewhere.

Sold 🎉 Congratulations to my sellers for a quick and painless sale of this incredible property.

When we listed the market was declining, but we were still able to achieve a sale price almost 3% higher than the most recent sale the previous month.

We set out in the fall with the goal of upgrading their home. We found their ideal property and purchased it before selling this condo. Given the state of the market, there were some risks to this strategy however, we were confident that our plan was going to pay dividends. And it paid off.

We were able to secure their purchase for well under the asking price as it was not contingent on the sale of another property. This allowed us time to prep this unit for sale.

No matter what’s happening in the market it’s always good to have a strategy whether you’re planning to take action now the near future or in the distant future.

I always encourage keeping up on your options with your realtor mortgage broker, so you’re prepared to make decisive action when the opportunity arises.

I love our Sea to Sky community! I was fortunate enough to get invited on an .expeditions Heli Bike trip by my good friend David Abbey. He bought the trip during the Legendary 1 Blind Dog Charity golf tournament in which a bunch of local Dads get together to fundraise for a local in need.

That year we were blessed with 200mm of rain but the surprise beneficiary happened to be a friend, and greatly helped with the costs she incurred while fighting against breast cancer.

Best of all she has since been declared cancer free. 🎉
