MONTHLY MARKET UPDATE

Looking back at the residential real estate activity in St. Marys for May 2026, we’re seeing a market that continues to offer opportunities for both buyers and sellers, but one that requires thoughtful strategy.

The average sale price came in at $559,000, up from $547,000 the previous month, though still below the $600,000 average recorded in May of last year. New listings also increased, with 27 homes hitting the market compared to 21 in April and 22 during the same period last year.

Sales activity picked up significantly, with 18 properties selling during the month compared to 10 the month before and 11 last May. However, homes are taking considerably longer to sell, with the average days on market climbing to 108 days, up from 78 days last month and 40 days a year ago.

What does this mean? Buyers have more choice and time to make decisions, while sellers need to be strategic with pricing, presentation, and marketing to stand out from the competition.
