I’ve been getting a lot of questions about the Vacant Unit Tax in Hamilton, so here’s the quick breakdown.

Every homeowner in Hamilton must declare the status of their property each year — whether it’s lived in or vacant.

The important part: the declaration must be completed by April, otherwise your property could automatically be considered vacant and taxed.

Hamilton isn’t the only city doing this. Toronto and Mississauga have similar vacant home taxes, and more municipalities are starting to follow.

I actually just left a client’s home — we had a quick catch-up and I helped them get their declaration filed. Simple and done.

We’re starting to see a slight pickup in sales compared to late 2025. It’s not a frenzy — but buyers who were sitting on the sidelines are slowly stepping back in.

Inventory is still healthy, which means options for buyers and a more balanced market overall. Well-priced, well-presented homes are moving faster, and steady interest rates are giving people something they’ve been waiting for: predictability.

No one needs perfect conditions — just clarity.
