Thoughtful Real Estate:
You are in a buyer’s market, technically & really.

The surge of new listings coming on the market is behind us; the pace of new supply has slowed, but the volume of active listings remains bloated…in every category.

Moreso than in the last decade: buyers can be very happy with the amount of options they now can select from!

But…
There is a very real lack of desperation among sellers. Sellers price expectations remain high…while ACTUAL buyer/seller transaction outcomes are basically in line.

We generally anticipate these conditions to persist through the end of 2024.

Summerland has just gone through some very major zoning changes that will definitely impact the enjoyment of your home, and the value of your neighborhood.

Having created a fair bit of housing here in Summerland myself, I can tell you that the changes are significant; I have been working hard to understand how those changes will impact my clients.

I continue to learn & to seek the most up to date information to help my clients protect the largest investment many will ever make: their home in Summerland.

Summerland MLS reports 24 properties sold the last 30 days. Only FIVE sold for over $1million. And almost HALF of the sales under that $1m mark were actually detached single family homes. We MIGHT be seeing the return of family buyers able to afford a house! We currently know of 6 single family homes (with yard) for under $680,000.
The incredible stat though, is that the 3 most RECENT sales reported are each OVER $1m, another sign of a market STARTING to come back into balance. As always, call or text for any deets or discussions! 250 486 2529
