The Charlottetown housing market is showing some interesting shifts. Average prices are expected to rise by about 1.5% through the end of 2025, while the number of sales is predicted to increase by 2%.

In Q4 of 2024, the market was fairly balanced, but we’re now seeing homes stay on the market longer and sales of higher-end properties slow down. Many move-up buyers are including sale-of-property conditions when purchasing their next home, which has led to more amendments and extended negotiations as everyone works to adjust their expectations.

Demand continues to be driven mostly by young and middle-aged couples, though inventory remains an issue. While there are plenty of listings, many don’t match what buyers are actually looking for. Sellers have also had to adjust their outlooks; after several years of rapid growth, double-digit gains are no longer realistic, and pricing expectations are beginning to settle.

Another noticeable shift is the return of conditional offers. Buyers moving from other provinces often need more time to sell their homes before purchasing in PEI. While the initial resistance around tariffs has faded, many buyers are still waiting to see if interest rates will drop further before making a move.
