How to apply for Canada Immigration through Express Entry?

Once you receive an ITA, you have 90 days to submit your complete application for permanent residency. This includes providing all required documentation, such as your police clearance certificate, medical exam results, and proof of funds.

Step 6: Wait for the application to be processed
After you have submitted your application, you will need to wait for it to be processed. The processing time can vary depending on various factors, such as the volume of applications received and the complexity of your case.

BC First Time Home Buyer Programs
(Updated 2023!)
1. PTT - Property Transfer Tax Exemption
- No PTT if purchasing a home for < $500,000.
- Must be PR or Canadian citizen
Have lived in B.C. for 12 consecutive months
- Must not have principal residence anywhere in the world at any time.

2. RRSPs
- Withdraw from RRSP up to $35,000 to fund your down payment.
-Must hold money in RRSP for at least 90 days.
- No tax on RRSP withdrawals but must start repaying 2 years after you buy in 15 equal installments per year.

3. First Home Buyers’ Tax Credit (HBTC)
- Non-Refundable - Maximum tax rebate of $1500 as of 2023
- It was $750 until the 2022 budget was approved.
- It helps offset legal fees, inspections, and other similar closing costs.

4. GST New Housing Rebate
36% of the 5% GST
For Example : -------
5% GST on new Home $350000 = $17500
Less Rebate 36% @ 17500 = $6300
GST Payable After Rebate = $11200

5. FTHB Incentive
It is shared equity mortgage (loan) offered by the government, in which they invest in the property with you.
FTHB incentive is as follows:
- 5% for a first-time buyer’s purchase of a re-sale home
- 5% or 10% for a first-time buyer’s purchase of a new construction
The incentive is not interest bearing and does not require on-going payments.
- The amount you repay is dependent on the market value of the property when sold or after 25 years, whichever happens first.
- Example : Mr. Peter received 10% of $400,000 = $40,000 and sold 350,000, He will re-pay incentive 10% as per current market value i.e 35,000.

The Bank of Canada Hikes Its Policy Rate by 25 Basis Points and Paused
The Bank of Canada (BoC) announced a 0.25% rate hike on January 25, 2023. This increase brings the Bank of Canada’s policy interest rate to 4.5%, and it is the eighth rate hike over the past 12 months. The Bank has just paused its rate rises as it expects inflation to come down to around 3% by mid-year and 2% in 2024.
