First-time home buyers-here’s what you need to know about the GST rebate

If you’re buying a new or substantially renovated home, you may be eligible for a federal GST rebate but only if you meet certain criteria:

✔ You’re a first-time home buyer (you and your spouse haven’t owned and lived in a home in the current year or past 4 calendar years)
✔ You’re 18+ and a Canadian citizen or permanent resident
✔ The home will be your primary residence

💰 How much you can get:
• Up to $50,000 back on homes up to $1,000,000
• Reduced rebate between $1M – $1.5M
• No rebate above $1.5M

But here’s where most people get it wrong 👇

• It’s based on your purchase agreement date
• Your spouse’s ownership history matters
• Not all “new” homes qualify the same way (especially assignments or partial renovations)
• And in some cases, you may need to apply for the rebate yourself
