Nobody warns you that the second home is harder than the first.

The first one was just about getting in. This one has moving parts. You're selling and buying at the same time, you're guessing at what your place is worth, and you're trying to figure out if the gap to the next tier is even worth it right now.

Here's the thing though. More inventory and softer negotiating means the spread between what you sell for and what you buy for is friendlier than it was a couple of years ago. That gap is where upsizers actually win or lose, and right now it's working in your favour more than it has in a while.

The move up doesn't start with a listing. It starts with three numbers: what your place is worth today, what the next one costs, and what your lender says you can carry between them.

The year you stop saying "next year" about buying a home in South Surrey/ White Rock.

A lot of buyers have been sitting on the sidelines waiting for the market to feel "right," and the truth is, it rarely feels that way until you're actually in motion.

BEST WEEKEND BRUNCH SPOT IN POCO!

Jimmy's Lunch Box. Same table energy, same order every time. Pulled pork skillet, Coke Zero, done. Slow-roasted pulled pork, roasted sweet potato, poached eggs, hollandaise, BBQ sauce, all piled on pan-fried potatoes and sourdough.

The menu is great because it offers a wide variety of options for what you're craving.

It's become one of those places where I don't even look at the menu anymore. Just walk in, sit down, order, and enjoy ten minutes of quiet before the day gets busy again.

Here's how my clients got their dream home.

Most people think you need to be the highest offer to compete in the South Surrey real estate market. That's until the right strategy and groundwork come together.

We stayed on top of the homes coming to market, scheduled a private showing, and pulled the trigger. We learned what the homeowners wanted most and offered them certainty.

We submitted an offer. Kept all their subject, a 60-day close- not the fastest. But the biggest thing was open communication and giving confidence to the listing agent and the sellers.

Price, subjects, and dates matter. But open communication goes a long way, especially in the market we're in today. You don't want miscommunication making or breaking the deal

One, the best homes go fast, like same weekend fast. Have your financing locked and know exactly what you want, or risk losing it to someone who does.

Two, sellers are motivated by their own timelines, especially in the summer. Learn what they need and use that to your advantage when you write your offer.

Three, multiple offers don't mean the house is perfect. It means a lot of people are interested. Don't skip the inspection just because there's competition.
