→ 2,061 sales — down ~10% vs. last July
→ 16,476 homes active = plenty of choice
→ Sales-to-listings at 13% — buyer-leaning

🌄 FRASER VALLEY
→ Typical home: ~$877,600 (down ~7% from last year)
→ Detached ~$1.34M · Townhome ~$757K · Condo ~$469K
→ 1,089 sales — down ~9% vs. last July
→ 10,044 homes active, still ~32% above the 10-year norm
→ Sales-to-listings at 11% — clear buyer’s market
→ Homes taking ~40 days to sell (condos ~46)
