Langley Home Prices by Neighbourhood – April 2026 📊

Langley remains in a buyer’s market, but what we’re seeing right now isn’t the same across every neighbourhood.

Over the past few months, different areas have started to move in their own direction depending on demand, price point, and the type of homes available. Here’s what stood out in April:

Areas showing continued strength

Willoughby – continued upward movement
Brookswood – steady growth month over month
Murrayville – one of the more consistent performers

Areas adjusting or slowing

Campbell Valley – continued price adjustments at the higher end
Langley City – slight softening
Aldergrove – still more price-sensitive overall

More stable areas

Fort Langley – relatively steady with minor fluctuations

Surrey continues to operate in a buyer’s market, and over the past few months we’re seeing clearer differences between neighbourhoods.

In March, areas like Clayton and Fraser Heights saw some of the strongest upward movement, while Guildford, Whalley, and Cedar Hills continued to trend lower. Several other neighbourhoods — including Fleetwood, Panorama Ridge, and Sullivan Station — remained relatively stable.
