This is a great quick snapshot to gauge the overall market. The SALES-TO-ACTIVE listing ratio. This just means how many of the currently listed properties actually sold in the past month. If there were 100 active condo listings and 10 sold, then the ratio would be 10%

12-20% = a balanced market
Over 20% = a sellers market
Under 12% = a buyers market

August’s ratio was 9%. A solid buyers market. Last time the ratio was this low was in 2013.
