The Fraser Valley housing market remained relatively cautious through April, with inventory continuing to climb and buyers taking a more measured approach this spring.

📈 MARKET SNAPSHOT
• 1,118 homes sold
• Sales ↑ 11% from March
• Active listings climbed to 9,816
• Inventory remains ~45% above the seasonal average
• Sales-to-active listings ratio sits at 11% — keeping conditions in BUYER’S MARKET territory

🏷 BENCHMARK PRICES
🏠 Detached: $1,374,800
🏘 Townhomes: $771,600
🏢 Condos: $491,000

Overall prices remained mostly stable month-over-month, though values continue to trend below last year’s levels across all property types.
