I am a long-time resident of the Fraser Valley. I have been married to my wife Laurie since 1978. Together we have raised three children; 2 daughters and 1 son. Our family enjoys running, biking, skiing, golf, camping, photography and traveling. No one knows more first-hand than my wife and I about the stress and upheaval involved in the buying, selling and building process. We have moved various times over the years within the Langley, Abbotsford, and Surrey areas. I feel that this has helped me to understand how my clients feel during this very emotional time. I also very strongly believe in giving back to people and community services, and desire, when working with clients, to Treat People with the Utmost Respect and Dignity. I am a skilled negotiator and take great personal satisfaction when helping my clients achieve their goals for the last 23 years. The majority of my business (approximately 90%) is built on repeat and referred clients. I have specialized in an isolated area of Foreclosure Sales, essentially since the beginning on my Real Estate career. I have held workshops with local real estate companies teaching the procedures when dealing with Foreclosures and have brought forth my expertise in this field which has resulted in letters of recommendation, including lawyers, and financial institutions. I have also taken on the task to make my service level with all financial institutions to be the highest in the industry. I like to donate my time with the RCMP, taking photos of graduated RCMP auxiliary members. As well, I have donated time to the Langley School Foundation, Arthritis Society, and Canadian Mental Health Association. I have been involved in public speaking with Mental Health and devote time to family support groups. One of my very strong passions is dedicating time to help with Team Finn and their amazing work that they do.

Housing Market Ends Year in Balanced Conditions

Vancouver, BC December 12, 2014. The British Columbia Real Estate Association (BCREA)
reports that a total of 5,972 residential unit sales were recorded by the Multiple Listing Service®
(MLS®) in November, up 8.8 per cent from November 2013. Total sales dollar volume was $3.4 million, an increase of 12.1 per cent compared to a year ago. The average MLS® residential price
in the province rose to $574,694, up 3.1 per cent from the same month last year.

BC home sales were robust in November, said Cameron Muir, BCREA Chief Economist. Improving economic conditions, strong consumer confidence and persistently low mortgage interest rates are providing a solid foundation for elevated consumer demand."

Market conditions have improved province wide, with most regional markets now in the mid to high range of a balanced market, added Muir.

Year-to-date, BC residential sales dollar volume was up 22.1 per cent to $44.8 billion, compared to the same period last year. Residential unit sales were up 15.3 per cent to 78,973 units, while the average MLS® residential price was up 6.0 per cent at $567,292.

Bank of Canada Interest Rate Announcement - Dec 3, 2014

The Bank of Canada announced this morning that it is holding its target overnight rate at one per cent. This marks the longest period without a change in the Banks policy rate since the 1950s. In the statement accompanying its decision, the Bank noted that inflation has been stronger than expected in the past year, though mainly due to temporary factors. The Bank also stated that slack in the Canadian economy appears to be lower than projected in October due to upward revisions to growth as well as a broadening Canadian economic recovery. The Bank cited falling oil prices and household financial imbalances as key risks to its outlook.

Perhaps the most pressing development for the Canadian economy, and therefore monetary policy, is the recent downturn in oil prices. Untangling the macroeconomic consequences of declining oil prices can be complex for an oil-producing country like Canada. However, the recent decline in oil prices will likely be felt strongest on growth through decreased output in the oil and gas industry and on inflation through lower prices for energy products, particularly gasoline. This suggests a delay in inflation returning to the Bank's 2 per cent target. We expect the Bank will begin slowly raising its overnight rate, starting late next year with perhaps a 25 basis point increase. That should translate to modestly higher mortgage rates in 2015.
