In December 2023, residential sales in the Metro Vancouver region increased by 3.2% compared to December 2022, totaling 1,345 sales. However, this was still 36.4% below the 10-year seasonal average. The number of newly listed properties for sale rose by 9.9% to 1,327, but it remained 22.7% below the 10-year average. The sales-to-active listings ratio for all property types in December 2023 was 16%, with ratios of 11.1% for detached homes, 18.7% for attached, and 19.6% for apartments. Analysis suggests that home prices may face downward pressure below a 12% ratio and upward pressure above 20%. In December 2023, detached home sales increased by 1.3% to 376, with a benchmark price of $1,964,400. Apartment sales rose by 2.4% to 719, with a benchmark price of $751,300. Attached home sales increased by 7.2% to 238, with a benchmark price of $1,072,700. Overall, home prices saw increases compared to December 2022 but varied compared to November 2023.
