If you own residential property in a taxable area of British Columbia, it’s time to complete your Speculation and Vacancy Tax (SVT) declaration.

Even if you live in your home as your primary residence or believe you are exempt, you MUST file a declaration every year. Failing to do so can result in an automatic tax bill at the highest rate—even for BC residents!

🗓️ Key Dates for 2026:
March 31: Deadline to complete your declaration.

July 2: Tax payment due (only if you don’t qualify for an exemption).

🛠️ How to Complete Your Declaration:
It usually takes less than 5 minutes. Here is what you need:

The Letter: Locate the declaration letter sent to you in the mail (look for the "Letter ID" and "Declaration Code").

Your SIN: You will need your Social Insurance Number to verify your residency.

The Website: Go to the official B.C. Government website: gov.bc.ca/spectax

Declare Separately: If there are multiple owners on the title (including spouses), each person must file their own separate declaration.

💡 Quick Tips:
Vancouver Residents: Remember, this is separate from the City of Vancouver’s Empty Homes Tax. You likely need to do both!

Exemptions: Most British Columbians (over 99%) are exempt, but the exemption is only applied if you actually file.

Missing Letter? If you haven’t received your letter yet, call 1-833-554-2323 to get your codes.

The speculation and vacancy tax, also known as "spec tax", is an annual tax payable by owners of residential property in designated taxable regions of B.C.
