Fresh paint does NOT remove smoke smell — and knowing this got my buyers $33K under list.

Smoke soaks into drywall, carpet, and ductwork. Paint just covers it. The real fixes: a shellac-based blocking primer, or a ClO2 gas treatment that destroys the odour for good. Ours cost $750. Keys next week.
