I had never seen this before. But apparently it is a thing.

A condo building I visited last week on the border of Surrey and North Delta had their bylaws printed right on the front door of the building.
Not tucked away in a binder somewhere. Right on the glass. Bold and visible to everyone walking in.

We are talking a big "No Smoking Anywhere" sign. Plus a clear outline of the short term rental restrictions and rules around the use of strata lots.
The idea is pretty simple. If the rules are posted where everyone can see them, residents are reminded every time they walk in. And visitors, including anyone staying through a short term rental, get the message before they even step inside.

I actually think it is kind of clever. Strata bylaws are notoriously hard to enforce. Posting them publicly does not replace enforcement, but it removes the excuse of not knowing.

The government just unlocked up to $50,000 for first-time home buyers in BC. 🏠

But there are 4 ways you can lose every dollar of it.

And most buyers have no idea any of them exist.

Here's what's happening.

Thanks to a major federal policy change, first-time buyers purchasing a brand new home under $1 million can now get the full 5% GST back.

On a million-dollar home, that's $50,000 staying in your pocket.

But the CRA is watching closely. And there are real traps buried in the fine print.
Things like signing an assignment where the original contract is too old. Or having a parent co-sign without setting up the title correctly. Or selling the home too quickly after you move in.

Any one of these can kill the rebate completely.

This home seller mistake kills deals

And it costs sellers more than they realize.

Not being flexible with showings.

I get it. You still live in the home. You have a schedule. You have kids, pets, routines. Having strangers walk through your house is uncomfortable and inconvenient.

But here is the reality.

Buyers have options. If your home is hard to get into, they move on to the next one. It is that simple. They are not going to rearrange their schedule twice to try and see your place.

The buyers who are serious are often working around their own jobs, their own families, and their own timelines. They might only have a Tuesday evening or a Sunday morning. If you cannot accommodate that, you just lost a potential offer.

And it gets worse in a slower market.

When inventory is up and buyers have choices, any friction in the process becomes a reason to walk away. Restricted showing windows, 24 hour notice requirements, and limited availability all send a quiet message to buyers.

That message is that this is going to be complicated.

And on the surface, it sounds simple.

New rules. More units allowed. More opportunity.

So people assume they can just build one in the backyard.

But here’s the reality.

What’s allowed on paper is NOT the same as what actually works on your lot.

Every property is different.

Lot layout. Setbacks. Utilities. Covenants.

Surrey just proposed something big. 🏛️

A 200,000 sq ft convention centre and hotel at the Cloverdale Fairgrounds.
Right now there is literally nothing between Abbotsford and Downtown Vancouver that can host a major conference or trade show.
Not one facility. Not even close.

This proposal would change that completely.

It would anchor the growing Cloverdale Town Centre. Bring events, visitors, and economic activity directly into our community. And stop the constant drain of spending and attention to Vancouver.

Mayor Brenda Locke announced this during her State of the City address, and I think it deserves a real conversation.

Surrey is approaching one million people. It is the second largest city in BC. It is time it started building like it.

White Rock might be getting its second community garden.

And the debate at city hall was actually pretty fascinating.

Here's the story.

Councillor Christopher Trevelyan brought forward a motion to explore a small trial community garden at Hogg Park, the quiet pocket park just east of city hall near Buena Vista Ave.

White Rock currently has one community garden over at Centennial Park.

There's a waiting list for plots. Trevelyan's thinking? A second location on the east side of the city would give more residents, especially seniors in nearby condos, a place to garden within walking distance.

His proposed pilot: six raised beds, built by volunteers, for as little as $5,000.
City staff came back with a report suggesting a proper 14-plot garden would cost closer to $40,000.

Council couldn't fully agree on the number. But Trevelyan kept it simple. He said if no community group steps up to help build it, the whole thing doesn't move forward.

The vote passed. But it wasn't unanimous.

Mayor Megan Knight voted against it. She wants neighbourhood consultation first and raised concerns about attracting rodents. Two other councillors also voted no.

Councillor David Chesney voted in favour and pulled out a Field of Dreams reference to make his case. He pointed to how Rotary once built the Centennial Park garden in a single day with trucks of lumber and soil.

"If we build it, they will come."

Staff will now reach out to local Rotary Clubs and other volunteer organizations to see who might be willing to help make it happen.

This is a small project with a big community feel. And it's exactly the kind of thing that makes White Rock such a special place to live.
