A special levy is money collected by the strata corporation to cover expenses that aren’t fully funded by the regular budget or contingency reserve fund (CRF). Think of it as: 👉 A “top‑up” when there isn’t enough money saved for a big or unexpected cost.
Owners must pay special levies because they share ownership of the building and common property - which also means they’re collectively responsible for maintaining it. 💡
