Canada: Rate Cuts Can Worsen Affordability
As a REALTOR® working with buyers and sellers across British Columbia, I often get asked how changing interest rates impact housing affordability. Recent research from our central bank sheds some light: when rates are cut, we tend to see a quick jump in home resales—often within months—while the increase in new home construction takes much longer, sometimes up to two years. That means lower borrowing costs can spark more demand before supply has a chance to catch up, which doesn’t always make homes more affordable in the short term. Strong job markets can make this effect even stronger, as buyers feel more confident and lending conditions ease. Builders do respond, especially when higher prices and better financing make new projects more appealing, but approvals and permits, particularly for multi-unit homes, still take time. So while rate cuts may encourage more building down the road, they don’t address affordability right away.
