We showed this home over 80 times before we found the right buyer. In this market, results take persistence.
At the beginning of the listing, we identified the “best-fit” buyer as someone planning a substantial renovation. This was because West Vancouver’s recent zoning changes significantly limit new build size, so the property’s value as “development potential” isn’t what it used to be. Traditional investor demand also isn’t active right now. However, the property has a great layout and spectacular views, so we could envision a buyer willing to undertake a large renovation and turn it into their dream home.
When the right buyer finally emerged we negotiated a strong offer, they acted decisively, and we put the sold sticker up!
