Just sold over the asking price! It’s tempting to list a property at a “premium value”, however in this market, the best result is most often achieved by listing at a sharp price that generates an offer the first week on the market. That’s exactly what our client collaborated with us to do here - and we sold the first weekend on the market, slightly over asking. This allowed us to remove subjects that same week on a home we already had under contract for them “subject to sale”. A seamless move with no uncertainty about what to do buy next, and no nights in a hotel. And a good price for the seller for a 1970’s 1 bed. Proud of this one!

Sold in 19 Days! A great collaboration between our seller client and our strategic advice. The condo market is very difficult right now. Our seller was on board with launching at a price that the market would see as attractive, underneath other listings. Which is what it takes to move a condo right now. This resulted in a sale in 19 days, and only $10k below the asking price. Some years the market allows us to stretch the asking price, but this year is for coming in hot and selling before further price cuts and lowball offers become the story.
