๐ก The Fraser Valley market continued to favour buyers in July, with affordability improving as prices edged lower. However, buyer demand remains cautious, and sales activity has yet to catch up with the increased affordability. With inventory still well above typical seasonal levels and buyers under little pressure to act quickly, the summer market continues to offer choice and negotiating power to those who are ready to make a move.
โจ Key Highlights:
๐น Sales Activity - 1,089 homes sold in July (down 5% from June and down 9% year-over-year).

๐ What This Means For You:
For Buyers: Improving affordability, high inventory, and slower sales are giving buyers plenty of choice and time to make decisions. With little pressure to compete, buyers can be more selective and negotiate from a position of strength. For those looking to enter the market or downsize, current prices may offer opportunities that werenโt available a few years ago.
For Sellers: The summer market remains competitive, with buyers taking their time and having plenty of alternatives to choose from. Realistic pricing, strong presentation, and flexibility are critical. With prices continuing to soften, sellers who are prepared to adapt to current market conditions are better positioned to attract the buyers who are active today.
