Something I've been thinking about lately:

The best real estate content isn't really about real estate.

It's about the neighbourhoods. The people. The places that make you want to live somewhere.

So here's what I'm doing, I'm building my content around the businesses and spots that make Central Alberta feel like home. Every week across Facebook, Instagram, and TikTok, I'll be visiting local businesses and tying each one back to something real in the world of buying, selling, or owning a home.

Here's what that looks like:

I grabbed a bagel at Booyah Bagels and talk about what condition removal actually means and why it's the moment you can finally sit down, take a breath, and celebrate.

I swung by Bo's Sandwich Shop and tell the story of what happens when keys get released late on possession day. It's more common than people think, and a good sandwich makes the wait a lot easier.

I will visit Mud Sweat and Gears and connect the dots between cycling culture and the renovation mindset. The idea that the best investments, like the best rides, take a little sweat equity.

The goal is simple: spotlight the people and places that make this area worth investing in and share real estate knowledge that's actually useful along the way.

This story flew under the radar and I think it deserves more attention than it's getting.

The federal government just released a Rights Recognition Agreement formally acknowledging Musqueam Aboriginal title across a large swath of Metro Vancouver — Vancouver, Richmond, Burnaby, North and West Van, UBC, Surrey, and more.
The official line is that it doesn't affect privately owned land. And that may well be true in the short term. But here's the context that isn't making the headlines:

A B.C. Supreme Court ruling last August already declared Aboriginal title "senior" to fee simple ownership in parts of Richmond effectively making nearly 800 acres unsellable while the appeal plays out. The Musqueam agreement doesn't resolve that uncertainty. It adds to it.

For anyone watching Canadian real estate right now, the takeaway isn't panic, it's pattern recognition. Capital and buyers follow certainty. When one market gets complicated, stable markets get a second look.

Alberta has always offered space and value. Clear, stable title is about to become part of that conversation too.

After Sunday's hockey game, I think a lot of Canadians needed something to help them rebound into their work week! For me, that turned into focused time rebuilding the client-facing side of my business.

Buyer guides. Seller prep frameworks. Investment analysis tools. Communication templates. All of it updated, restructured, and rebranded to properly reflect where I am now with eXp Realty and as part of Elevate Collective.

This wasn't just a logo swap. Rebranding is an opportunity to raise the bar on everything behind the brand. If the documents clients are working from are going to carry a new name, they should earn it. That meant auditing every resource for clarity, tightening the language, and making sure the structure actually serves the person reading it, not just the person who wrote it.

I used AI throughout the process as a thinking partner. Not to generate expertise, but to stress-test assumptions, pressure-test document logic, and interrogate whether information was organized in a way that leads to better client decisions. The knowledge has to already be there, AI just helped me examine it more rigorously and efficiently.

What came out the other end is a cleaner, more consistent client experience. Resources that better reflect the complexity of the Central Alberta market and the standard of service I'm committed to delivering.

The rebrand is done. The work behind it is what I'm proud of.

After a lot of reflection, I’ve decided to step away from Lapp Realty and my role as Residential Team Leader.

I had a thoughtful and respectful conversation with Kevin Lapp about moving on, and I’m incredibly grateful for how it was handled. Kevin has been both a mentor and a friend throughout my career, and I truly wouldn’t be in real estate without his guidance, perspective, and the time he invests into building people, systems, and processes.

As the business grew, balancing leadership responsibilities, being present as a dad, and continuing to serve my clients at the highest level became increasingly demanding. Over time, it was clear that something needed to shift so I could operate with the focus, energy, and intention this work, and my family, deserve.

I got into real estate to help people reach meaningful goals, build wealth early through smart investments, and improve their environment. I’m a firm believer that we’re products of our environment, and helping people change that is where I find the most fulfillment.

With that in mind, I’m excited to share that I’m still brokered by eXp Realty. I’ll be joining Elevate Collective group operating as an individual agent.

This move allows me to be fully present for my clients, provide focused service, spend more time with my son, and continue giving back to the communities I serve.

I’m proud of what we built, grateful for what I learned, and excited for what’s next.

This week was all about systems, but more importantly, people.

Spent time with our agents inside Follow Up Boss, our CRM, helping them build simple action plans and light automation that actually support their business instead of replacing who they are.

No over-engineering.
No robotic messaging.
No “set it and forget it” nonsense.

Only:
Clear next steps after conversations
Thoughtful follow-ups that still sound human
Systems that remove friction so agents can focus on relationships

Automation should create consistency, not distance.

The goal isn’t more messages. It’s better conversations -- delivered on time, every time.

Proud of the buy-in this week. The best systems are the ones that let great agents stay genuine.
