HST rebate continues to boost sales of new single-family homes in GTA but condo segment remains sluggish: report
Exciting momentum for GTA’s new home market: in Q2 2026, Ontario’s new home sales jumped 130% to 8,410 units, thanks in large part to the enhanced HST rebate of up to $130,000. This boost has not only driven homeownership opportunities but also supported 17,300 construction jobs, preserved $2.8 billion in GDP, and maintained $1.4 billion in government revenue. While single-family homes are thriving, the condo segment continues to move at a slower pace. If borrowing costs ease, this could help transactions pick up, though the supply of condos will remain a key factor to watch. While prices are likely to stabilize before we see any robust recovery, it’s important not to expect a return to the rapid growth of previous years. Toronto Area Home Prices Dip Below $1 Million
Toronto area home prices have edged below the $1 million mark, with the current average at around $993,000—about 3% lower than last year. For many clients, this shift has opened up new opportunities in the market, though the overall selection has tightened as new listings dropped by 14% to approximately 12,100. Fewer homes on the market mean buyers today are navigating less choice and a touch more competition, with just over 5,000 sales reported, down about 2% from last year.

As someone who has dedicated 27 years to Toronto real estate with RE/MAX, I’ve seen how market dynamics like these can influence both buyers’ urgency and sellers’ confidence. Right now, stable mortgage rates and encouraging economic news have helped with affordability. Still, concerns over trade and possible inflation linger for some households.
