'The program is working': Ontario home sales surge 130% after HST rebate
It’s remarkable to see the impact of Ontario’s recent HST rebate on the housing market: new home sales have surged 130% in Q2 2026, leaping from 3,645 to 8,410 sales. The primary driver? Single-family homes—an area close to my heart, because these are the places where families put down roots and communities grow stronger. With a tax rebate of up to $130,000 available for homes under $1.5 million (offered until March 2027), opportunities like this can be true game-changers for those looking to make a thoughtful, confident move toward homeownership. For many, navigating these shifts can feel overwhelming; I see my role as providing straightforward, honest guidance, helping clients weigh their options so their next step is grounded in clarity and trust. At the end of the day, it’s about building on the stability and quality of life homeownership brings—and I’m grateful to be a part of that journey. 🏠

New report suggests HST rebate continues to boost single-family new home sales across GTA
There’s been a notable shift in the GTA’s single-family new home market this July: sales tripled to 781 units, thanks in large part to the ongoing impact of the HST rebate. Single-family prices also adjusted, falling 8.5% to $1.36M, while condo sales inched up but stayed well below previous highs, with prices rising 2.5% to $1.05M. Current inventory stands at 18,546 units.

For me, real estate isn’t just about numbers—it’s about how policies like these rebates can open doors for families and strengthen our communities. I always focus on helping people see beyond the headlines, to understand what these shifts can mean for their own future and peace of mind. It’s moments like these that remind me why honest, proactive guidance matters: providing clarity so you can move forward with confidence, whether you’re buying your first home or considering your next investment. 🏠

Ontario new home sales jump 130 percent after enhanced HST rebate, but condo market still lags
Ontario's new home sales have seen an impressive 130% jump in Q2, reaching 8,410 units—a clear sign of how meaningful policy changes, like the enhanced HST rebate, can open doors for more families to enter the market, especially in low-rise housing. While condo sales are up by 12%, they’re still trailing behind what we’d typically expect. The reality is, high fees, construction delays, and zoning challenges continue to impact options for so many buyers. For me, these numbers aren’t just statistics—they reflect the real stories and obstacles faced by those hoping to build a future here. I remain committed to guiding clients through these market shifts with honest advice and practical solutions, always keeping their long-term goals and peace of mind at the forefront. Homeownership is about more than a roof over your head; it’s about stability and a stronger community, and I’m grateful to play a part in that journey. 🏠

Condo Market Report
GTA condo sales saw an 8.8% increase in Q2 2026, marking a notable shift even as both new and active listings dropped by 19.0% and 15.4%, respectively. With average prices down 7.5% to $634,972, affordability has taken a positive turn—opening more doors for buyers and encouraging renewed activity in the market. I always look beyond the numbers to understand what these changes mean for the people behind them. For many, this environment represents a real chance to secure a home or investment without stretching beyond their comfort zone. As we look ahead, the momentum in sales could help stabilize prices into 2027. My approach is to guide you through shifts like these with practical, honest advice—so you can move forward with clarity and confidence, whether you’re buying, selling, or simply exploring your options. I feel fortunate to support our community on this journey toward stronger, more secure homeownership.

Canada: Rate Cuts Can Worsen Affordability
Let’s talk about a common assumption: that lowering interest rates instantly makes homes more affordable. Recent research from the Bank of Canada offers a more nuanced picture. When rates drop, we do see a quick jump in housing demand—resales often rise almost immediately, with the full effect showing up over the next 18 to 24 months. But supply? That’s a different story. New construction tends to gain momentum only after about two years, since builders face delays around planning, permits, and especially with larger multi-unit projects.

What really stood out to me is how strong job markets and easier lending can encourage buyers to act quickly, amplifying the demand before new homes are ready. This means that while rate cuts can eventually help add supply, the immediate effect is often more competition for existing homes—not the relief buyers are hoping for. As someone who aims to provide clear, honest guidance, I believe it’s important to recognize that monetary policy alone isn’t a quick fix for affordability. True solutions require a thoughtful look at both demand and supply—so you can move forward with confidence, fully informed.

More than 3,200 homes moving forward after Markham council grants approvals for 3 projects
It’s encouraging to see Markham council approve three major projects that will bring more than 3,200 new homes to our community. These plans include over 2,000 homes, a new school, and 29 hectares of parkland near Highway 48, plus 1,183 units near Leslie Street and Highway 7, and 18 townhouses on Green Lane. For those of us invested in the long-term strength of our neighborhoods, this isn’t just about growth—it’s about creating opportunities for families to build stability and enjoy a better quality of life. Thoughtful development, especially when it includes green spaces and schools, is a step toward meeting our community’s evolving needs. I’m always focused on solutions that serve both current and future residents, and I believe these projects reflect a commitment to building a stronger, more connected Markham. 🏠

Ontario Tax Relief Spurs New Homes
When we talk about the real costs of new homes in Ontario, it’s easy to overlook how much taxes and government fees truly shape affordability. In fact, these charges have made up around 36% of a new home’s price—meaning more than a third of the cost isn’t about the actual building materials or craftsmanship, but levies and development charges. In many municipalities, development charges have topped $100,000 per single-family home, with total extra fees sometimes reaching as high as $200,000.

Recently, a joint federal-provincial initiative gave municipalities the chance to access funding if they reduced residential development charges by at least 30%–50% and held those reductions for three years. The impact was immediate: after the HST reduction, Ontario saw 8,400 new home sales in the first three months, compared to just 3,600 for the same period in previous years.

As someone who is passionate about helping families put down roots and invest in their futures, I know permanent changes—like keeping the HST rebate and lower development charges—could offer the certainty buyers, builders, and communities need. It’s strategies like these that can help move us all toward greater housing affordability, stronger neighborhoods, and the peace of mind that comes with a confident decision. 🏠

Is August a good time to buy a home in the GTA?
Is August the right moment to find your next home in the GTA? This summer, we’re seeing robust sales and a healthy level of inventory throughout the Greater Toronto Area, which is giving buyers a bit more negotiating room—especially if you’re looking at condos. With interest rates holding steady, it’s a good environment for thoughtful mortgage planning too. In times like these, I always encourage clients to look beyond the headlines and focus on what truly matters: does the property fit your budget, your lifestyle, and your long-term needs? Real estate is about more than just transactions—it's about building a foundation for lasting stability and well-being. My role is to help you weigh your options carefully, making sure you feel confident in every step you take toward homeownership.
