A survey can reveal much more than property dimensions.

Depending on the type of survey, it may show buildings, easements, encroachments, rights-of-way, fences, and other features that can affect how you use your property.
Knowing how to interpret a survey can help you avoid costly surprises and make more informed decisions.

Discover what information a survey may contain and why it matters.

Where does your property really end?

Most homeowners point to a fence, hedge, or driveway.

That doesn’t mean it’s the legal boundary.

Learn what actually determines ownership.

If your neighbour’s tree crashes into your yard after a storm,
you might think they automatically pay.
NOT TRUE

In Ontario:
+ The key question is was the tree a known risk?
+ If it looked healthy → your insurance usually handles it
+ If it was dead/damaged and ignored → THEY could be liable ()

Here’s where things get messy:
+ Boundary trees = shared ownership
+ No survey = no clarity
+ No proof = no case

That’s why the smartest move isn’t arguing…
…it’s getting clear evidence.
1) Land survey
2) Photos
3) Paper trail

Because when things go wrong, clarity = leverage.

Planning to build?

Your municipality needs exact boundaries, not guesses.

If you don’t have a survey, you may be stuck before you start.

Most homeowners assume:

“It’s my neighbour’s tree, so it’s their problem.”
But in Ontario… that’s not always true.
In many cases:

+ YOU are responsible for cleanup if it lands on your property

+ Insurance may (or may not) cover damages

+ Your neighbour is only liable if they were negligent

So how do you actually protect yourself?

Here’s what you NEED to do immediately:

* Document everything (photos, damage, location)
* Confirm where the tree actually sits (boundary matters)
* Get a land survey to prove ownership
* Contact your municipality if it’s a hazard

The difference between paying $0… or thousands… often comes down to documentation + proof.
