The Greater Toronto Area real estate market continues to give buyers something they haven’t always had: choice and time to make informed decisions.
The GTA average selling price finished August at $993,410, down 1.05% from July and 2.81% year-over-year. At the same time, active inventory declined to 24,482 homes, down 6.19% month-over-month.
What stands out is that this isn’t one market.
Detached homes averaged $1,288,669, while semi-detached homes averaged $931,665. Attached/row/townhouses averaged $882,060, condo townhouses $681,447, and condo apartments $617,593.
For buyers, softer pricing combined with available inventory can create opportunities—but the right opportunity still depends on the neighbourhood, property type and individual home.
For sellers, today's market rewards accuracy. Buyers have options, which means pricing, presentation and positioning your property properly from the beginning matter.
The market doesn't need to be "hot" for people to make good real estate decisions. It needs to make sense for your circumstances and your goals.
