The essentials for a good round of golf are your trusted clubs, your favorite buddies and lots of friendly banter. Maybe even a ‘pop’ or two!
If you are buying or selling real estate, these are my essentials to succeed.
They are:
1. As a Buyer, it is imperative you meet with your lender or mortgage broker BEFORE you step into a home. Not after you have fallen in love with something you might not be able to afford. Always BEFORE. Know what you can afford. Know your payments. Everyone’s time in precious. Use it wisely.
2. As a Seller, declutter. Be methodical. Deliberate. Start small. Small victories build confidence for larger challenges. Let go of what you don’t need or use anymore. It can be liberating.
3. Whenever possible, always do your home inspection. A home is the biggest financial purchase you will make. Do your due diligence. Otherwise, you could end up regretting it when something unexpected rears its head. The adage, ‘better safe than sorry’, is very appropriate here.
4. Look at homes in your price range. Don’t set yourself up for disappointment when you see something that is beyond your budget. Be realistic and practical. Again, everyone’s time is precious. Spend it wisely.
5. Never pass on the final walkthrough. It is your last opportunity to ensure what you initially viewed is in the same condition. Things can happen between it going firm and closing. Always show up.
6. Get your price right on day one. ‘Trying’ the market with an overpriced listing will sit and languish and will convince buyers it is not worth it. You get one shot at this. Get it right. Price it on reality, not emotion.
7. Local expertise matters. The true value of your home depends on a number of factors – location, overall condition, unique characteristics and recent comparables. Not what your neighbour or a family member thinks.
When the time comes to buy or sell, do so with clarity and confidence.
