One of the most important rules we’ve developed after years of investing in real estate is simple:

If the math doesn’t math, we don’t buy it.

It doesn’t matter how much we love the property or how much potential we see.

And as our portfolio grew, we learned something else: conventional financing isn’t always going to be the answer.

Across the properties we’ve purchased over the years, a couple required us to think differently about financing. We’ve used strategies such as vendor take-backs and private lending, with a clear plan to renovate, establish the rental income and transition the properties into conventional financing.

But here’s the lesson:

Creative financing isn’t the strategy. The exit plan is.

Before we buy, we want to know:

What if the renovation costs more?
What if it takes longer?

What if the rent comes in lower?

How are we getting out of the higher-cost financing?

What is Plan B?

Anyone can make a deal look good using perfect numbers.

The real question is whether the investment still works when everything doesn’t go perfectly.

We love opportunity.

But we respect the numbers more.
