March 2026, the Canadian government passed legislation including the First-Time Home Buyers’ GST Rebate, offering tax relief for eligible first-time buyers of new homes.

The market isn’t scary, it’s just very different than we’ve become used to in the past few years.

Let's look at some of the stats from the Greater Toronto Area for the month of July:

✳️ Detached home price increased by 4.7%

✳️ $1,427,257 Average detached home price

✳️ 5250 Total transactions

Meanwhile, the average sales price to listing price ratio was 102% this month, meaning the average home sold for 2% over its asking price.

What does this mean? If you’re a BUYER, there are lots of opportunities for you - unlike what you may have experienced the last two years. If you’re a SELLER, there are still serious buyers out there. You just need to market your home appropriately and effectively. Which includes pricing it right.

🏠The size of the house isn't important.

🏠Home is where you make it.

🚪Big houses, trailers, houseboats, or townhouses can all be filled with happiness, love, and special memories.

🛋Having a smaller to-do list means more time with the people who matter the most. Living in a smaller home means I spend a lot more time with my sons inside and outside of these walls. We became tourists seeing the sites, trying new foods, learning new cultures, and having new experiences.
