🚨 A costly mistake every landlord should know about...

One of my clients recently had their tenants move out and forgot to notify their insurance company that the property was now vacant.

Just 3 weeks later, a small fire broke out during renovations.

When they contacted their insurance provider to make a claim, they received devastating news:
❌ Their claim was denied because the insurer had not been informed the home was vacant.
❌ Their policy was being cancelled at the end of the month.

As if that wasn't enough, because the property now has recent fire damage, finding a new insurance company has become much more difficult.

‼️Remember, if you have a mortgage, your lender requires you to maintain home insurance. Losing coverage can create a whole new set of problems.

➡️The takeaway: If your rental property becomes vacant while you're looking for new tenants, notify your insurance company immediately. They may require a vacancy endorsement or adjust your coverage, but it's far better than finding out you're uninsured after a loss.

➡️The same goes if you're leaving your home vacant for an extended vacation. Every policy is different, so a quick call to your insurer can save you from a very expensive surprise.

👮🏾‍♂️The Sheriff Had to Remove These Tenants...

➡️ After months of unpaid rent, the landlord successfully obtained an eviction order through the Landlord and Tenant Board. Even after the order was granted, the Sheriff had to attend the property to enforce the eviction and remove the tenants.

➡️ What was left behind was extensive damage, garbage, and a property requiring significant cleanup before it could be listed again.

➡️ The lesson? Thorough due diligence before handing over the keys is one of the most important steps a landlord can take. Proper screening, reference checks, income verification, and credit checks can help reduce the risk of ending up in a situation like this.

‼️Being proactive at the start can save you thousands of dollars, months of stress, and a lengthy legal process later.
