I'm still feeling the momentum from last week's Rental Housing Canada Conference and reflecting on the many conversations, ideas, and lessons shared throughout the event.
One theme stood out to me clearly:
We are in an operator's market.
For years, growth and demand often carried the industry forward.
Today, success looks different.
Residents have choices. They work from home, spend more time in their communities, and want stability, convenience, connection, and a place that genuinely feels like home.
The organizations that will continue to thrive are the ones that are intentional about operations.
✔️ Responsive maintenance
✔️ Clear communication
✔️ Technology that makes life easier
✔️ Amenities people actually use
✔️ Spaces that create community and connection
A welcoming gathering space, outdoor seating area, thoughtful resident communication, and great service can often create more value than a long list of amenities that sit empty.
Whether you own or manage one rental suite or thousands, well-designed and well-executed operations matter.
The conference was also a powerful reminder that rental housing is about much more than buildings.
Landlords, developers, property managers, suppliers, and industry partners all share a common purpose: creating quality housing and stronger communities across Canada.
Building it.
Operating it.
Maintaining it.
Improving it.
This work isn't easy, but it is meaningful.
I left Ottawa energized by the people and organizations committed to doing this work well and investing in rental housing for the long term.
Operations isn't just part of the business anymore.
Operations is the edge.
