➡️As we continue to navigate our way out of the pandemic the residential real estate market continues to move at a frantic pace.  The average price for a home during the month of February crested over $1.3 million to $1,334,544, up over 27% compared to the same month last year.  February 2021 the average price was just over one million, that's a price increase of over $300,000 in one year.  

➡️The volume of sales is down 17% with active listings down 20% for the month of February showing that if we had more inventory and more home types to choose from more transactions would be done.  The months of inventory levels still remains strongly in a sellers market with approximately only three weeks of inventory across the entire GTA, if no more listings were taken the GTA would be sold out of all home types in just three weeks.

➡️Even though there are these strong results, I am starting to see some cracks that may be signalling we might be returning to a more balanced market. I’ve seen a few power of sales on properties where people have defaulted on their mortgages this past month. As well, I’ve seen a few homes not sell on offer night, and the listing agents have to re-list closer to market value. This doesn’t mean prices will drop, but rather level out.

Low inventory and high competition is making it challenging for buyers to find homes that check off everything off their lists and are move in ready.
Fixer uppers can seem daunting but they are an amazing opportunity for new home buyers to get the house, save money and turn it into the home they love.

If you're looking to manage the renovation yourself, expect a full house gut to studs and remodel to cost between $60-$200/square foot on average. Bathrooms and Kitchens will be at the higher end of that range. If you want to hire a contractor to manage the project for you, costs range from $250-$450...the more experienced, the more expensive. With this option you don't need to interview, price and manage all the tradespeople - they do that work for you.

Remember a few weeks ago when I said that House Sigma is always wrong and always way under what the house actually goes for?

Well my clients just secured a home UNDER the house sigma estimate 🤯.

Congratulations are in order for my clients, who not only called the sellers bluff and saved themselves some $$$, but secured a wonderful ranch bungalow as they start their empty nester years (while relaxing in their first ever pool!)
