I get this question all the time, and everyone is always so nervous to ask!

No, in most cases the buyer’s real estate agent is paid by the seller.

One of the only times a buyer may have to pay their real estate agent is if you use their real estate services for a private sale of a home.

It’s always a good idea to use a realtor®, especially if you’re not paying out of pocket when searching for a home. Using a realtor® has tons of benefits, including:

WHO DO I CHOOSE AS MY REAL ESTATE AGENT?!

There are so many real estate agents out there, so how do you know which one is the best fit for you?? This is such an important question to ask yourself, especially if you are looking for your first home!

I’m sure there are a few people who come to mind right away - this may be a family member, a friend, or an agent your parents used when they bought their home years ago. At the end of the day you will want someone who can:

FAQ: HOW MUCH DO I NEED FOR A DOWNPAYMENT? 🏡💰

The minimum amount for a downpayment is 5% on the first $500,000, 10% on the remaining balance up to $1 million, and 20% on the amount over $1 million.

For example: The house you are looking to buy is $750k.
5% of $500k is $25,000
10% of the remaining $250k is $25,000
Therefore, the minimum amount needed is $50,000.

*Keep in mind, if you are planning on putting down less than 20%, you will need Mortgage Default Insurance. This type of insurance compensates mortgage lenders in the case that there are losses caused by mortgage default. The rate depends on your mortgage amount and lender.

We are beginning to see a SHIFT in the market! What does this mean? Read below ⬇️

We are beginning to see more & more inventory hit the market - better for you buyers 🏡 as you are not competing with as many people when submitting offers.

For the first time in a while, we are noticing more price reductions and re-lists, as homes are sitting on the market longer.

We are also seeing fewer showings and less traffic at open houses.

Buyers, it is still competitive out there and that’s why it’s SO important to have a realtor in your corner who is truly working for you, so you don’t miss out on an opportunity to purchase a home without paying over the asking price! 🙌🏼
