If you’re looking to buy or sell a house in today’s market, the idea of working with a real estate agent or broker may feel outdated. You might wonder, "Why would I pay a 5% commission to someone when I could just do it myself for free?

Here are three ways realtors continue to provide value in the modern real estate market:

1. Marketing the best home possible, to as many people as possible. A great realtor is a great marketer. With technology changing rapidly, realtors have to develop marketing strategies that reach a wide audience. Before you work with a realtor, learn about their approach to marketing. Are they only targeting local buyers? Do they have a plan for pursuing buyers moving to your area from other cities?

2. Get into contract with the best terms. When defining terms for a sale, most people only think about price. But other terms can make a huge difference for a seller — for instance, getting the buyer to take your home as is, asking for non-refundable earnest money from serious buyers or negotiating a few months where you can rent your home back while you manage your move.

3. Defending outlined terms until closing. A realtor has to stay focused on a seller’s goal throughout the transaction, negotiating the best terms upfront and fighting for them until closing. This involves developing specialized knowledge about their market and advising their client about ways to get their desired outcome.

Online content is never neutral. Even if somebody showed you a very boring article, you can rewrite to spice up whatever controversies or outrages it contains. There's always a way to spin otherwise lifeless, dead, dull and boring content into something that would make you want to jump out, scream and pull your hair out.

It really all boils down to presentation and positioning. How exactly do you turbocharge the emotional appeal of your real estate marketing content?

First of all, you have to reimagine its headline. You can’t just copy and paste that the existing headline of a piece of content. There might be a lot left to the imagination. The original writer might be lazy. Instead, you should just spend some time in coming up with a title that would get people to click.

Also, get people to get so excited about the content that you're sharing that they would want to stay. Of course, this is the kind of skill set that doesn’t happen overnight.

The good news is the more you practice, the better you get. Regardless, you have to turbocharge the emotional appeal of your viral materials to maximize their marketing benefits to you.

In a city like Toronto, real estate agents are a dime a dozen. Finding a real estate agent is easy, but finding a trustworthy and skilled real estate agent is like finding a needle in a haystack. If you are looking to stand out, you have to work your way to the top and be able to adapt to the endlessly changing protocols and trends. We are entering a new normal of mask-wearing in public and keeping a distance from others. Sorry - but, there is no magic pill for success. In fact, success in 2020 and beyond can be partly helped by getting back to basics. What kind of basics? The human touch.

Anything you want to know can be found on Google, so when someone is looking to buy a new home with a real estate agent, the first thing they do is research. What does building relationships mean in this new climate? Old school tactics like handshakes and hugs have gone with the season, but that doesn’t mean you can’t create a special relationship with new clients and prospects every day.

After a new client finds us online, they already know who we are by the time they speak with us over the phone. They know who we are because of our online reputation from our social media, our reviews and our website. Treat your online reputation like a résumé and have outstanding results that pop up when searching your name or real estate team, clients will start their home buying experience with you on the right foot. They’ll feel a familiarity that comes with getting to know you online before working together.

To build your online reputation, start with your website and social media. Create brand consistency by making sure your usernames are the same across the board and if possible, the same as your domain name. Once your social media and website are set up, create a content strategy that outlines your target audience, brand pillars and posting dates/times. When publishing content, make sure the post is speaking to your dream client and optimize all of your social channels for your target audience. Building the online reputation means putting in the hard work first before seeing results, but your consistency will pay off.

Right now, many real estate markets are experiencing a lack of inventory. In some cases, the supply of homes for sale simply cannot keep up with the demand from homebuyers.

"Consistently growing...."

After more than 10 years working as an agent at Nest Seekers International, Ryan Serhant has launched his own brokerage called "Serhant."

“My thing is always expansion,” Serhant. “I really do believe it — it’s not just a motto, it’s in my blood, and I want to be consistently growing.”

Serhant, known for his TV appearances on Bravo’s Million Dollar Listing New York, will also make social media a focus of his new brokerage with several different short-form series created for its YouTube channel, “Listed by Serhant.” One series will invite regular people into three listings and ask them to guess the price of each home, while another will be hosted by one of Serhant’s food-savvy agents who will make meals in the kitchens of the firm’s high-end home listings.

Serhant plans to “change the way a brokerage is run throughout the world and affect the way real estate sales are done and managed, and the way leads are generated for agents,” he told Inman.

With his new brokerage, he plans to continue his ongoing work to expand agent operations beyond just buying leads, hosting open houses and sending out direct mail by wielding his knowledge in social media and content creation.
