If you’ve been following along, here’s the latest Toronto market update 👇🏼

Condos
Big jump in sales compared to last year, but prices are still down almost 10% year over year. That being said, months of inventory continues to tighten — we’re now sitting around 5 months of inventory as the good units continue getting absorbed.

Here’s what different condo types are actually selling for right now ⬇️
• studios ~ $350K
• 1 beds ~ $485K
• 2 beds ~ $768K
• 3 beds ~ $980K

Semis 🔥
Still a very hot market. Inventory has dropped to under 2 months and prices this year have basically caught back up to last year already.

Detached
This market has actually shifted from balanced into seller territory, which is interesting to watch. Some detached pockets of the city are veryyyy hot right now 🥵

This one deserved a feed post 🤍

Helping someone find a new home is something I never take for granted. Moving can feel equal parts stressful and exciting—sometimes it’s tied to a really happy chapter, and sometimes it comes during a difficult one. Either way, I’m grateful to be someone people trust to guide the way.

The best part has to be seeing what happens after—watching people settle in and build their lives... Engagements, marriages, babies, career promotions, moving across the world… I get to witness so many incredible milestones, and being even a small part of those chapters is really special to me.

I genuinely feel like I get to work with friends every day, and I don’t take that for granted.

Thank you for trusting me with such an important chapter.

Hiya :) let’s chat Toronto real estate — March market update 👇🏼

First up… condos
We’re still in buyer territory (5.2 MOI — and not long ago we were closer to 8 😅), but things are quietly improving.
Inventory is getting absorbed, sales are up, and the right units are moving.
What I’m seeing in real time:
    •    well-priced + functional layouts = selling
    •    vacant / owner-occupied = strong demand
    •    tenant-occupied / overpriced = sitting
Prices are down year over year, but have stayed relatively flat over the past few months — and are actually up from December 2025… so the question is 👀 was that the bottom?
There are still some great opportunities for buyers right now. Check out the condo corner slide to see what each unit type is trading at — you might be closer than you think.

Semis 🔥
Still a very competitive market.
Low inventory (2.4 MOI) = real competition
Most homes are selling over asking with multiple offers
Prices are down year over year, but rising fast.
We saw a ~4.5% jump from February and ~17% since December.
If you think timing doesn’t matter… take a look at those price charts — seasonality is very real in this segment.

Detached
A bit quieter compared to the other two — but honestly, that’s not a bad thing.
This is the most balanced market right now, which is great for both buyers and sellers.
Prices are still down year over year, but we’re seeing movement upward from the winter lows.

If I had a $470k budget in toronto… these are the units I’d actually book showings at.

None of these are priced low for offer nights either, they’re listed realistically and there’s even room to negotiate.

Turns out $470k is a pretty good budget ☺️

Toronto real estate right now is basically a Goldilocks market 🧸👀

Condos… too cold ❄️
Semis… too hot 🔥
Detached… just right 🤍

First things first, it was far better than January (which, to be fair, was winter Armageddon). And I can already tell you that March will be even better. Thats just how the market moves once the weather warms up and buyers come out to play.

Condos… big jump in sales, especially downtown. Months of inventory dropped from 8.1 to 5.5, which is a huge amount of absorption. Buyers are scooping up good condos for good deals and scooping them up quick. I’ve seen several sell in less than a couple of days over the last week. BUT still lots of inventory, still a buyers market and still the perfect time for first time buyers.

Oh semis… IYKYK 🔥🔥 It’s red hot. It’s a sellers market. It’s offer night after offer night. It’s 10+ offers on every property. This happens every spring & it’s basically the complete opposite of the condo market right now. If you’re a buyer in this market, it’s time to get your strategy in place.

Then detached houses are sitting in the middle of those two markets. It’s more balanced. If you’re thinking about upsizing from a semi to a detached—my friend, this is the time. Get top dollar for your current place and go get a good deal on your new one. Sounds like a win-win to me.

It’s time for your monthly stat chat 🤓💬

January was a slow month for sales. But honestly… I’m not shocked. It was freeezing & snowy and the weather basically said, “stay home pls.” Things are already starting to pick up.

It’s also taking longer and longer to sell. This means sellers… patience is important. It’s taking 50 days to sell a condo & 37 days for a house, so even if you’re priced properly, things aren’t flying off the shelf. And this is definitely not the market to “price high and see what happens” bc you’ll end up sitting… and then reducing…and then sitting some more 🙃

Timing matters too. Even in slower markets, Spring continues to be the best time to sell. So if you’re thinking of making a move this year, we should be having those conversations now. Good homes, priced and staged well, are still selling and even selling fast.

Let’s drive into condo specifics. This may come as no surprise but it’s a buyers market!!! Seriously, this is the time to ask for things. Like you want new appliances? Ask. You want the seller to cover your closing costs? Ask. You want the seller to pay your maintenance fees for a year? Ask.

Prices have basically been gradually dropping all year, down 8% from last year (but a bump up from December to Jan). With supply where it is, I’d expect prices to stay fairly steady or soften slightly this year.

Swipe to slide 4 to see exactly what things sold for last month. Here’s something neat… the median sale price for a 1-bedroom downtown was $470,000. Average rent for a one-bedroom downtown? Around $2,400/month. With just 5% down (~24k), your mortgage payment on that $470k condo is about $2,300. That means your mortgage is less than rent!! Yes I’ll say that again, YOUR MORTGAGE IS LESS THAN RENT!!

If you’re renting & planning on staying for a few years, it might be worth running the numbers and seeing if buying makes sense for you. And before you said “there’s nothing in that price range”… there are currently over 100 one-bed listings under $470k downtown. Options really exist, good ones 👀 (send a DM for the list)
