New listings across the GTA dropped 17.8% year-over-year — but sales barely moved, down just 0.9%. Less supply. Steady demand. The market is tightening, not opening up.
A few things standing out this month:
Toronto’s east end is selling at 101% of asking, gone in an average of 27 days. Still bidding wars there while other pockets sit flatter.
Ajax and Whitby are down to 2.9 months of inventory — among the tightest markets in the entire GTA.
York Region townhouses are down 9.01% in benchmark value year-over-year. If you bought at the peak, you’ve felt it. If you’re buying now, there’s real opportunity — but pricing and product type matter.
