August Market Update 2026 📊

August was a mixed month across Toronto, with some areas seeing price growth and others adjusting from last year.

Toronto’s average home price was down just 1.25% year over year, while Downtown Condos and Midtown both posted gains.

👉 Buyers: More balanced conditions can mean better options and room to be strategic.

👉 Sellers: Strong pricing and presentation still matter, especially as each neighbourhood is moving a little differently.

July 2026 Market Update 📊

July brought the usual summer slowdown, with fewer new listings coming to market across Toronto. Sales activity was relatively steady overall, while prices continued to vary significantly by neighbourhood.

What does this mean?

👉 Buyers: With fewer new listings, good properties can still attract attention. If you’re actively looking, being prepared when the right one comes along matters.

👉 Sellers: Buyers are out there, but they remain selective. Pricing appropriately and presenting your home well continue to be key.

The fall market is just around the corner, and I’ll be watching closely to see how inventory and buyer activity shift once September arrives.
