PSA - when you deal with a mortgage broker they are working for you to get you the best deal. When you deal directly with the bank, that bank employee doesn’t work for you…they work for the bank, and are trying to get the best deal for the bank which may not necessarily be the best deal for you.

Just want to share an experience with the bank that one of my clients is dealing with.

Long story short…they have a current mortgage with one of the big five banks. They are upsizing and will need to either break their existing mortgage or port the balance of their current mortgage and get a new mortgage for the balance on their new larger home. The bank employee told them there only option was to either pay $20k to break the mortgage or because they have 2 years left on the current mortgage, they would have to get a 2 year fixed on the balance for the larger house so it matched up with their current mortgage at a much higher rate.

That’s just wrong information. I put them in touch with my mortgage broker and found a much better option that will work for them.

SHOULD YOU WAIT UNTIL THE SPRING TO SELL YOUR HOUSE?

Traditionally, the spring has been the nest time to sell. The weather is better, more people are out looking to buy and it potentially meant you could get more offers and more $$&. But I haven’t seen the jump in sales in the spring market for the last 3 years.

Today’s landscape and environment are different. There is more uncertainty and there is no guarantee that your house will be worth more in the spring. In fact, there is a good chance it will be worth less.

Sure, there may be less inventory in the Nov - March period but buyers still need to buy, and if your house isn’t listed, then no one can buy it. There is no magic time. Just list when you want to list and when you need to sell.

4 FACTORS THAT DETERMINE IF YOUR HOUSE SELLS OR SITS

1. Price - is your house competitively priced to reflect what the market is saying it’s worth and not what you think it’s worth
2. Access - when you have too many restrictions for potential buyers to come see your house
3. Condition - the portion of the condition of the house which you as the owner have the ability to affect…like a new roof
4. Marketing Plan of the real estate agent and what they do to expose your property to potential buyers

If you have great presentation, and your giving good access and you know the marketing plan is working because people are seeing the property online, you are getting showings and feedback, and it’s not selling, then the only thing left is that it’s not priced right.

The other 3 things can’t make up for the price being too high, but in some cases price can make up for the other 3.

There are plenty of buyers out there, as long as they see value in it at that price.

I hear this all the time: ‘I’m waiting for the market to crash before I buy.’ But here’s the truth—you might’ve already missed the best window.

Prices dropped up to 20% from the 2022 peak, but BMO says we’re at the floor now. If there’s any drop left, it’s minor. And those 2022 prices? We’re not expected to see them again until 2029.

So… if you’re still waiting, what exactly are you waiting for? Let’s talk in the comments.👇

🏡 The Bank of Montreal just released a report saying home prices won’t recover to 2022 peak levels until 2029.

Good or bad news? It depends. If you bought at the peak, it’s not ideal. But a steady, predictable market is better than the extreme highs and lows we’ve seen before.

The key? Long-term thinking. Real estate has always been about patience and strategy. If you’re looking to buy, sell, or invest, this is the time to position yourself wisely. 📈💰

Most people overestimate what they can do in a year and underestimate what they can achieve in a decade. That’s why having a clear plan is key.

I call it a Real Estate Action Plan (REAP)—a step-by-step strategy to help you buy your first home, move up, or build long-term wealth through real estate.
If you want a customized plan to map out your next move, let’s talk.

🏙️ The Toronto real estate market is truly a tale of two cities right now. Condos are in a buyer’s market with prices dropping and inventory piling up, while semi-detached and detached homes remain steady with lower inventory. 🚪💼

If you’re considering buying or investing, now’s the time to explore the condo market. Opportunities like this don’t come often!

What’s your take—would you invest in Toronto condos right now, or are you waiting it out? Let me know in the comments!

Renting can be a smart move if it keeps your costs low while you save and invest.

But if rent is equal to or higher than carrying a mortgage on the same property, the math changes.

Your strategy should always depend on the numbers in front of you, not a one-size-fits-all rule.
Sometimes it makes sense to rent and invest first. Other times, buying right away is the smarter play.

Run the numbers. Compare rent vs mortgage costs. Decide based on what builds your long-term wealth.
