Ontario Micro-Condos Face Steep Depreciation | Your GTA Downsizing Professional
Having spent my life and career here in Toronto, I’ve seen our real estate landscape evolve through many cycles—each with its unique challenges and opportunities for buyers and sellers. As of mid-Q3 2026, the GTA’s average home price was $993,000, reflecting about a 3% drop compared to last year, which has meant a gentler market for buyers overall. For condo apartments, the average sale price dipped to $618,000, also below last year’s figure, but it’s the micro-condos—those under 500 sq-ft—that have seen the steepest depreciation. These smaller units have become especially difficult to sell, as more buyers are choosing larger spaces when given the choice. In early Q3, about 98% of GTA neighbourhoods with at least five condo sales saw units selling below list price, giving buyers far more room to negotiate than we’ve seen in years. While single-family homes also experienced underbidding in roughly 92% of neighbourhoods, condos appear more affected—likely due to a pullback from investors and a longer time on market for investor-oriented properties. If you’re considering your next move, understanding these shifts is key to making informed decisions in our ever-changing Toronto market.
